Capital Smart City Rawalpindi - Updated Payment Plan | NOC (2024)

Capital Smart City is a state-of-the-art residential project and the first of its kind in Pakistan. It has generated investors' interest owing to its ‘smart’ features like integrating a smart security system with facial recognition and a smart traffic management system. The Rawalpindi Development Authority (RDA) issued the no-objection certificate for the society. However, the society is awaiting its NOC approval for the revised master plan for its extended blocks.

Considered to be 10 times the size of its neighbouring society, University Town. It is spread over 55,000 Kanalthe society offers a plethora of options for residential and commercial investments.

Rawalpindi Location

The Capital Smart City Islamabad (CSCI) is situated close to the brand-new Islamabad International Airport in the Rawalpindi area of Islamabad.

The project is situated on the eastern path of CPEC, 9.2 kilometres from M-2 Toll Plaza near Thalian interchange, on the Lahore-Islamabad Motorway. It is just a few short minutes from the New Islamabad Airport.

Capital Smart City Developers

The housing project is a collaboration between Future Holdings Developments (FDH) and Habib Rafiq (Pvt). The latter holds a comprehensive portfolio that includes the development of Bahria Town and DHA Islamabad. They have also successfully executed their housing societies in Sargodha, Multan, and Sahiwal named Royal Orchard.

At the same time, the FDHL is devoted to providing a modern living experience in residential and industrial zones. These zones of the CSC are all linked via the Lahore-Islamabad Motorway (M2) and areas around the CPEC Route – with expected designated interchanges for direct access.

Capital Smart City Masterplan

The master plan of the society was designed by a Singapore-based consultancy firm ‘Surbana Jurong (SJ). The chief designer, Norman Foster, used a cohesive planning methodology with an exclusive range of ultra-modern facilities, accommodating new commercial, residential and entertainment aspects.

Moreover, the Smart City also focuses on new infrastructural developments like a public transport network with multiple stations. Other developed societies are:

Total Land

Initially, the housing project spanned over 55,000 Kanals of land, however in August 2019, the society management got approval from the relevant authorities regarding its request for extension of land – taking its total land to 80,000 Kanal.

The master plan given by society at this moment is provisional and will be extended over time. Additional land will be added to the project, and several other blocks will be added to the project.

Blocks in Capital Smart City Rawalpindi

According to the master plan of the society, prospects can buy plots in various blocks. Also, villas and apartments are available, comprising amenities and facilities.

Capital Smart City Overseas Block

The Overseas Block offers residential plots of sizes 7 Marla to 2 Kanal, with a dedicated entrance from the main Chakri Road via 50 feet-wide roads. As per the developer’s plans, the block will integrate various smart transport options, including hybrid cars, QR-coded bikes, and the city’s smart Bus Rapid Transit (BRT) system.

The payment plan for the Overseas Block features easy instalment plans spanning 3.5 years. Following the initial 10% down payment, another 10% will be paid upon confirmation within 30 days of booking, followed by 42 monthly or 7 half-yearly instalments. The instalment plan can also be customised as per the buyer’s request.

Capital Smart City General Block

The residential scheme initially started its booking with the general block of the society – comprising different sizes of residential and commercial plots ranging from 5 Marla to 1 & 2 Kanal plots. The General Block is situated after the society’s Overseas Block, located at the right of its main boulevard.

Moreover, to purchase prime location plots, an additional 10% has to be paid on top of the total price communicated above. The plots on the main boulevard (100 ft or above) can be acquired against a 15% additional payment. An extra 10% payment has to be made for each park-facing and corner plot. The investors are also given the incentive of a 10% rebate on lump-sum payments and a 5% rebate on a 50% payment.

Capital Smart City Executive Block

The CSC launched its ‘Executive Block’ in May 2019 – at the launch ceremony of the society. The company also gave a short briefing about the salient features of the block and presented an opportunity for the clients of the general block to shift their plots into the executive block – a limited-time offer. However, the prices of plots here are 30% higher than those located in the General Block.

Capital Smart City Harmony Park

A new block of 3.5 Marla Residential Plots has recently been launched at affordable rates to allow potential buyers to become residents of Capital Smart City, who earlier could not do so owing to the high property rates. These plots consist of dimensions 20 X 40 and are situated next to the society’s Executive Block.

Moreover, the newly carved out Harmony Park will exhibit the same facilities and development standards as the rest of society. Still, the property prices and sizes offered are comparatively lower. A 3.5-year instalment plan is also on the table, with monthly instalments of PKR 14,000. The total cost of a 3.5 residential plot here is PKR 17.89 lakh.

Capital Smart City Villas Apartments

The housing society has also launched the first-of-its-kind Villa Apartments, with a vision to introduce a futuristic and integrated into its Harmony Park Block. These cost-effective apartments offer a unique opportunity for those seeking a vertical living. These 5 Marla villa apartments come in two sizes – one-bed (660 sq ft) costing around PKR 26.85 lakh and a two-bed (856 sq ft) that costs PKR 36.1 lakh.

The Capital Smart City, in collaboration with UK’s Trivelles International, introduces the country’s first-ever Smart Villas – titled ‘Trivelles Lake Boulevard’.
